Land work in Bulverde & Spring Branch
The US 281 corridor north of San Antonio has turned from ranch land into homesites. Comal County added more than 50,000 people in ten years, and much of the new building around Bulverde and Spring Branch is on Hill Country lots.
That means cedar to clear, pads to cut on rocky ground, drives to build up slopes and roads to reach the back of bigger places.

Edwards rules in Comal County
Comal County is on TCEQ's Edwards Aquifer list, so building and clearing that disturbs soil on a regulated zone can need an approved plan first (TCEQ). Single-family homes on lots over five acres are one of the exclusions (30 TAC 213.3). See the Edwards Aquifer guide.
Rocky, sloped lots
The Balcones Escarpment runs through the county, so many lots are on slopes. Pads are cut and filled to plan and compacted in layers, and drives are crowned so the water leaves. See building pads.
Near the Guadalupe
Land near the river may sit in a floodplain. Check with Comal County before building or adding a crossing.

Do the Edwards Aquifer rules apply in Bulverde?
Comal County is covered by TCEQ's Edwards rules, so it depends on whether your tract is on a regulated zone and what you are building. TCEQ's San Antonio office can confirm.
Can you build a drive up a steep lot?
Usually, yes. Slope, soil and drainage decide the route and the surface. We look at it first.
Do you work in New Braunfels and Canyon Lake?
Yes. See New Braunfels and Canyon Lake.
