Land clearing, Spring Branch
Clearing land in western Comal County
Spring Branch borders the Guadalupe River and was incorporated in 2015 (Wikipedia). The land around it is Hill Country: cedar, oak and rock on slopes, with homesites going in on acreage as Comal County grows.
Comal County grew by 48.9 percent between 2010 and 2020 (Wikipedia), and much of that building is on wooded lots that need clearing before a pad, a drive or a fence line can go in.

What changes in Spring Branch
Edwards rules in Comal County
Comal County is on TCEQ's Edwards Aquifer list, so clearing that disturbs soil on a regulated zone can need an approved plan first (TCEQ). TCEQ lists clearing of vegetation without soil disturbance as an exclusion (30 TAC 213.3), so clearing that leaves the soil in place is the lighter path. See the Edwards Aquifer guide.
Slopes and rock
The Balcones Escarpment runs through the county (Wikipedia), so many lots are on slopes with rock close to the top. The clearing plan takes in where the drive and pad will go, so the ground is left ready for them.
Near the Guadalupe
Land near the river may sit in a floodplain. Check with Comal County before clearing close to the water or building a crossing.
Brush and burn bans
Outside city limits, burning is allowed under TCEQ's conditions when no county ban is in place (AgriLife). Check the burn ban map first; otherwise the brush is hauled.
Questions
Land clearing questions: Spring Branch
Do the Edwards Aquifer rules apply to clearing in Spring Branch?
Comal County is covered, so it depends on whether your tract is on a regulated zone and whether the soil is disturbed. TCEQ's San Antonio office can confirm for your land.
Can you clear a sloped, rocky lot?
Usually, yes. Slope and rock decide the machine and the order of work. We look at it first.
Can you build the pad and drive after clearing?
Yes. See building pads and driveways.
Do you work in Bulverde too?
Yes. See Bulverde and Spring Branch.
