Working in Fair Oaks Ranch
Land work in Fair Oaks Ranch
Fair Oaks Ranch is homesites on old ranch land: big lots, live oaks, cedar on the slopes and Cibolo Creek running through. The usual run of work here is clearing a lot without losing the oaks, then a pad and a drive.
The city grew from about 6,000 people to nearly 10,000 in ten years, which means a steady run of new homes on ground that has never been built on.

What to know before land work in Fair Oaks Ranch
Rules, ground and timing that change how the work is done here. Sources are linked.
Three counties, three sets of rules
Because the city spans Bexar, Comal and Kendall counties, the county line under your lot matters. TCEQ's Edwards Aquifer rules cover Bexar and Comal but not Kendall (TCEQ RG-11), and burn bans are set by each county. City rules apply across all of it, so check with the City of Fair Oaks Ranch before clearing.
Clearing around the oaks
The oaks are the reason many people bought here. The Texas A&M Forest Service says not to wound oaks from February through June and to paint every wound right away (Texas A&M Forest Service). Keepers get marked before a machine moves.
Pads and drives on Hill Country ground
Lots here are often rocky and sloped. A good pad is cut and filled to the builder's plan, compacted in layers and sloped so water runs away. See building pads and driveways.
Cibolo Creek
Land near the creek may sit in or near a floodplain. In the Bexar County part, Public Works reviews construction near the 100-year floodplain (Bexar County). Elsewhere, ask the county.

Which county's rules apply to my lot?
The county your lot sits in. Fair Oaks Ranch spans Bexar, Comal and Kendall counties. TCEQ's Edwards rules cover the Bexar and Comal parts, not Kendall.
Do I need a permit to clear my lot?
Check with the City of Fair Oaks Ranch before clearing. If your lot is in Bexar or Comal County and over a regulated Edwards zone, TCEQ rules can apply too.
Can you clear around my oaks?
Yes. Oaks are marked first and the clearing works around them, avoiding wounds from February through June.
